Total Dollar Volume Increased

Although the number of transactions stayed the same, the total dollar volume of homes sold increased from $21.3 million in 2025 to $25.5 million in 2026.

Homes Are Selling Faster

The market has also become more efficient.

Median days on market declined from 163 days in 2025 to 134 days in 2026, showing that competitively priced homes continue to attract buyers more quickly than they did last year.

While buyers remain selective, desirable properties are still selling in a reasonable amount of time.

What These Numbers Mean

One statistic that may seem surprising is the decline in the median sale price.

The median sold price fell from $500,050 in 2025 to $427,500 in 2026.

However, this does not necessarily indicate declining home values.

Instead, the data suggests buyers purchased smaller homes while paying more per square foot. Combined with the increase in total dollar volume, this points to a shift in the types of homes being sold rather than a broad decline in pricing.

What's Driving Today's Market?
