July Market Update: Buyers Remain Active as the Summer Market Stays Strong

While inventory continued to grow throughout July, buyer demand remained steady, especially for well-priced homes. Inventory Continues to Grow
July ended with 63 active residential listings, up from 53 active listings in mid-June. New listings also increased, with 13 homes coming on the market during the month.
This gradual increase in inventory is typical for the summer selling season and gives buyers a wider selection of properties. At the same time, inventory levels remain healthy and are not signaling an oversupplied market.
For sellers, increased competition means presentation, pricing, and marketing are more important than ever.
Buyers Are Still Writing Offers
Despite ongoing economic uncertainty and mortgage rates remaining above the historic lows of recent years, buyers continue to move forward with their home searches.
During July:

11 of those pending sales were priced below $500,000

Five were priced between $500,000 and $999,000

One luxury home priced above $1 million went under contract after just seven days on the market
The luxury sale is particularly noteworthy. It demonstrates that exceptional homes with premium finishes, desirable locations, and competitive pricing can still generate strong buyer interest—even in today's more balanced market.
Affordable Homes Continue to Lead the Market
As we've seen throughout much of 2026, the strongest buyer demand remains in the affordable and mid-priced market.
More than half of the pending homes were priced below $500,000, confirming that affordability continues to be one of the biggest drivers of buyer activity.
Many buyers are carefully balancing home prices with mortgage payments and long-term financial goals, making value an increasingly important consideration.
Well-Priced Homes Are Selling Faster
Another encouraging trend is the amount of time many pending homes spent on the market.
Eleven of the eighteen homes under contract were on the market for fewer than 90 days.

Rather than indicating a slowing market, July's numbers point to a healthy balance between supply and demand.
The Economic Picture
Nationally, the housing market continues to adjust to mortgage rates that remain higher than the unusually low rates experienced during the pandemic years. While borrowing costs have affected affordability, many buyers have accepted that today's rates may represent the new normal and are choosing to move forward rather than wait.
Consumer confidence has also been supported by a resilient labor market and generally favorable economic conditions. For many buyers relocating to Wyoming, the state's lack of a personal income tax, outdoor lifestyle, abundant public lands, and lower population density continue to make North Sublette County an attractive destination.
These factors are helping support steady buyer demand throughout the region.
