Buying Land in N Sublette County: What to Know About Land Values, Location & Today’s Market

If you're considering buying land in N Sublette County, Wyoming, you're looking at one of the most appealing areas in the West for building a home, owning a recreational property, or investing in Wyoming real estate. From the mountain setting of Bondurant and Cora to the agricultural landscapes around Daniel, the convenience and services of Pinedale, and the affordability of Boulder, each community offers something different.
But buying land is very different from buying a finished home. A beautiful parcel isn't necessarily the perfect building site, and two properties with the same acreage can have dramatically different values.
Here's what buyers should consider before purchasing land in North Sublette County—and what the latest market data is telling us.
🏔️ Land Values Vary Significantly by Location
One of the biggest mistakes I see buyers make is assuming there is a single "price per acre" for land in Sublette County.
There isn't.
Land values can vary substantially based on location, views, access, topography, water, utilities, improvements, proximity to public lands, development potential, covenants and surrounding properties.
A 2.5-acre parcel with spectacular Wind River Mountain views, good year-round access and utilities nearby can be worth considerably more than a 2.5-acre parcel with limited access or difficult building conditions.
That's why looking only at the price per acre can be misleading.
What Does the Current Market Tell Us?
The first half of 2026 provides an interesting snapshot of the North Sublette County land market.
37 parcels sold, compared with 23 during the first half of 2025—a 61% increase in the number of parcels sold.
However, buyers became more price-conscious:

Median sale price: $85,000 in 2026 vs. $105,000 in 2025

Median parcel size: 2.5 acres in both years

Median price per acre: approximately $34,000

Total acres sold: 204 vs. 261

Median days on market: 262 vs. 87
The data suggests that buyers are active, but they're looking carefully for value. More parcels changed hands, but the median price declined and properties generally took longer to sell.
For buyers, that creates opportunities. For sellers, it reinforces the importance of accurate pricing.
📍 Location Matters: Bondurant, Cora, Daniel, Pinedale & Boulder
North Sublette County isn't one homogeneous land market. Each community has its own characteristics, buyer profile and pricing dynamics.
🌲 Bondurant
Bondurant appeals to buyers looking for privacy, recreation and proximity to Jackson Hole, the Gros Ventre Mountains and the Bridger-Teton National Forest. Properties with mountain views, access to public lands and recreational opportunities can command a premium.
Buyers should pay particular attention to access, winter maintenance and access, utilities, water availability, topography and building conditions. A remote parcel may offer incredible privacy but can also involve significantly higher development costs.
🏔️ Cora
Cora is particularly attractive to buyers seeking Wind River mountain views, larger acreage and a rural Wyoming lifestyle while remaining within close proximity to the US Forest Service Green River Lakes recreation area.
Properties with views of the Wind River Range, good access, usable terrain and proximity to the Green River and public lands tend to be especially desirable.
Cora also has a mix of residential acreage, recreational property and larger ranch-oriented parcels, so comparing a property to the right type of comparable sale is critical.
🤠 Daniel
Daniel offers a distinctly rural and agricultural setting and can provide buyers with more acreage and a different land-use profile than properties closer to Pinedale.
For buyers interested in horses, livestock, outbuildings or agricultural uses, understanding zoning, water rights, irrigation and existing improvements becomes especially important.
🏡 Pinedale
Pinedale generally offers the greatest convenience and proximity to services in Sublette County.
Land closer to town can appeal to buyers looking to build a primary residence while maintaining access to schools, shopping, restaurants, healthcare and other services.
For these properties, buyers should investigate utilities, municipal services, subdivision covenants, zoning, setbacks and future development potential.
🎣 Boulder
Boulder offers a strong combination of rural living and recreational access, making it attractive to buyers looking for affordability, acreage, privacy and proximity to outdoor activities.
As with other rural properties, buyers should carefully evaluate road access, water, septic, power, topography and year-round usability before determining whether the asking price represents good value.
💧 Don't Buy the Land Until You Understand the Water
Water is one of the most important considerations when purchasing undeveloped land in Wyoming.
If you're planning to build, determine:

Is there a domestic water well?

Can a well be permitted?

Is there an existing water right?

Is water included with the property?

What is the expected well depth?

Are there restrictions on water use?

Do not assume that because a property has a creek, pond or irrigation water that you automatically have the right to use that water for a residence.
Water rights are a separate and important component of Wyoming land ownership and should be investigated during due diligence.
🚽 Septic & Soil Conditions Matter
For rural property, septic suitability can be just as important as the land itself.
Sublette County requires a septic permit for new septic systems, and certain soil, groundwater and site conditions can affect whether a conventional system is feasible. (Sublette County)
Before purchasing land to build on, I recommend determining whether the proposed building site can accommodate:
House + well + septic system + year-round access + utilities + driveway + road maintenance + required setbacks + insurance
The fact that a parcel is legally buildable does not necessarily mean that your preferred house can be positioned where you want it.
🛣️ Access Is More Important Than Buyers Sometimes Realize
A property may look perfect on a map but have access complications.
Before purchasing, investigate:

🏗️ Understand Zoning Before You Fall in Love With a Property
Every parcel of private land in Sublette County is assigned a zoning district, and zoning determines which uses are permitted, conditional or prohibited. (Sublette County)
If your plans include a home, guest house, barn, shop, short-term rental, commercial activity or other structures, verify that your intended use is allowed before you purchase.
And don't overlook subdivision covenants or HOA restrictions. County zoning and private covenants are two separate layers of regulation.
🦌 Wildlife, Wetlands & Other Development Considerations
Some North Sublette County properties are located in mapped Greater Sage-Grouse habitat, which can affect development requirements. Wetlands and waterways can also trigger additional state or federal permitting requirements. (Sublette County)
Flood zones deserve particular attention as well. Conventional septic systems and leach fields are not permitted within floodplains, and additional requirements apply to structures proposed within flood zones. (Sublette County)
These aren't necessarily reasons not to buy a property—but they are reasons to perform thorough due diligence before closing.
📈 Is Now a Good Time to Buy Land?
Based on the first half of 2026, I would describe the North Sublette County land market as active but much more selective than it was a year ago.
The 61% increase in parcels sold is encouraging. Buyers are clearly still interested in owning land in the area.
At the same time, the increase in median days on market from 87 to 262 days tells us buyers are taking their time. They're comparing properties, negotiating more carefully and paying close attention to value.
For buyers, this can be a favorable environment because there may be more opportunity to negotiate than there was during the extremely competitive markets of several years ago.
For sellers, pricing correctly from the beginning is increasingly important.
💰 What Is Land Really Worth?
This is where local expertise becomes particularly valuable.
I would not recommend determining the value of a N Sublette County parcel simply by taking the acreage and multiplying it by an average price per acre.
Instead, I look at comparable land sales and adjust for factors such as:
Location + acreage + views + access + utilities + water + topography + improvements + covenants + insurance + development potential.
A parcel in Pinedale can have a very different value from a similar-sized parcel in Cora, Boulder, Daniel or Bondurant.
Even within the same community, two parcels can have dramatically different values.
🌄 Why Buyers Continue to Choose N Sublette County
Despite the more measured market, the underlying reasons people want to own land here haven't changed.
North Sublette County offers something increasingly difficult to find: space, privacy, incredible scenery and access to some of the best outdoor recreation in the country.
